Why Finding a Large Wedding Venue in Miami Is So Hard

Most Miami wedding venues were never built for large weddings. Hotel ballrooms cap somewhere between 150 and 200 guests. Most beachfront resorts cut off at 150. Even well-known rustic venues across South Florida often max out at 250.

That’s a problem for the way real weddings look in Miami:

  • Latin and Hispanic weddings regularly involve 250 to 400 guests across extended family
  • Multi-generational celebrations — tías, primos, abuelos, everyone — add up fast
  • Dual-family weddings where both sides bring a full guest list can cross 300 easily
  • Out-of-town weddings where friends and family fly in from all over add headcount quickly

Either couples cut the list and hurt feelings, or they settle for a warehouse-style space that doesn’t feel like a wedding. The Barn 305 solves both problems: space for everyone, and every corner still feels beautiful.

Parking Built for the Crowd

One of the first things that falls apart at a large wedding is parking. 400 guests means roughly 180-220 vehicles, and most Miami venues simply can’t handle that kind of arrival.

The Barn 305 offers:

  • Over 200,000 square feet of on-site parking — no street parking, no off-site shuttles
  • Valet service required for 120+ guest events — included as an add-on to keep arrivals smooth
  • Wide, level access paths for shuttle buses, limousines, horse-drawn carriages, and charter vans
  • Easy highway access — minutes off the Florida Turnpike, simple for out-of-town guests

Your guests pull in, hand off their keys, and step into the celebration. No circling the block. No $50 garage. No embarrassing parking drama.

The Barn 305 Comfortably Hosts Up to 400 Guests

Venue capacity: Up to 400 guests across our combined indoor and outdoor spaces.

Our 10-acre property is intentionally designed to scale — not just to squeeze 400 people into one room, but to give a large wedding room to breathe across multiple distinct spaces:

  • Fully air-conditioned indoor reception hall — dining, dancing, and climate-controlled comfort year-round
  • Multiple outdoor ceremony areas — gardens, waterfalls, gazebo, and lagoon backdrops
  • Covered cocktail area — plenty of space for 400 guests to flow comfortably between ceremony and reception
  • Two getting-ready suites — Bridal Presidential Suite and Groom’s Jr. Suite
  • Natural scenery throughout — waterfalls, koi pond, wooden bridges, tropical gardens, towering trees

Instead of packing 400 guests into a single ballroom, your celebration unfolds across the property. Cocktails near the waterfalls. Ceremony under the gazebo. Dinner and dancing in the air-conditioned reception hall. Photos along every bridge and garden path.

That’s what a large wedding should feel like.

Reviews from Our Past Guests

Absolutely beautiful venue and an unforgettable experience. The waterfall is truly breathtaking and creates the most magical backdrop for a wedding it feels straight out of a fairytale. The entire timeline of the day was perfectly organized and flowed seamlessly, which allowed us to truly enjoy every moment. The food was beautifully presented and absolutely delicious, with guests still talking about it. The decor was elegant, thoughtful, and perfectly complemented the natural beauty of the venue. Above all, our wedding planner (Claudia) was phenomenal: attentive, professional, and genuinely caring, making sure every detail was flawless and made sure that we ate & drank while taking our pictures. This venue exceeded every expectation we had and is the perfect place for a truly special celebration.

I recently attended a wedding at this venue, and I was truly blown away by the entire experience. Everything—from the ceremony to the reception—was absolutely beautiful. The atmosphere felt so full of love and celebration, and the venue itself was stunning.

As a guest, I felt welcomed from start to finish. The energy was joyful, the service was exceptional, and the whole event flowed perfectly. It was one of the most memorable and heartfelt weddings I’ve ever had the pleasure of attending. This venue truly knows how to create an unforgettable experience.

Our wedding was amazing! From beginning to end, things were perfect. Claudia was our coordinator, she did an amazing job, everything was like planned. The rest of the staff were perfect too ( Dj, MC, servers, bartenders, etc) very professional and very nice. We couldn’t be more pleased with the service. We would choose this place over and over again if would have to in the future.

Awesome venue. Lovely wall of rock with waterfalls and grand stairs down to koi pond for an amazing wedding backdrop. Perfect for photo session. Covered pavilion with swing waterside. Another water feature and gazebo on other side of barn lights up nicely at night. The married couple appeared out of double doors on second level of barn overlooking wedding party before heading in to the air conditioned reception hall with dance floor and bar.

All-Inclusive Catering Designed for Large Weddings

Feeding 400 guests is where many venues fall apart. Outside catering struggles to scale. Multi-vendor setups collapse into chaos. Food runs cold. Service slows.

The Barn 305 is different because everything is in-house. Our kitchen, our staff, our chef’s team — all built to scale up to 400 guests without compromising quality or timing.

What’s included in every package:

  • Passed hors d’oeuvres during cocktail hour (4 selections)
  • Full buffet dinner service (2 proteins, 2 sides, salad — vegetarian, vegan, and gluten-free accommodated)
  • Buttercream or naked wedding cake
  • Hot beverage station for coffee, tea, and after-dinner service
  • Premium protein upgrades available (fish, beef) upon request
  • Late-night snacks available as an add-on
  • Sit-down dinner service available at additional cost for more formal receptions

Service staff scaled to your guest count:

  • Waiters + waitresses
  • Dedicated floor captain to manage the flow
  • Chef + chef’s assistant on-site for the whole event
  • Security staff
  • Setup + breakdown crew
  • Bartenders + barback (with bar package add-on)

For weddings over 100 guests, a $15/additional guest service fee applies — and for weddings of 300-400, this level of staffing is what keeps a big celebration from feeling chaotic.

Planning a Large Wedding — What Actually Works

Weddings of 200, 300, or 400 guests aren’t just bigger versions of small weddings — they have different logistical needs. Our coordination team has handled dozens of them, and here’s what we’ve learned works.

Start Booking 12-18 Months Out

Most couples book The Barn 305 between 9 and 14 months in advance. For large weddings, push that closer to 14-18 months. Peak Saturdays in October, November, and April-May book out first.

Lock in Your Head Count Early

Our packages scale cleanly up to 300, and custom beyond that. Locking in a headcount by the 60-day mark lets us plan catering, staffing, and floor layout without last-minute scrambling. Final adjustments (up or down) are made 30 days before the event.

Use the Full Property

The biggest mistake large weddings make is treating the venue like a ballroom. Use the gardens for cocktail hour. Use the gazebo for the ceremony. Use the bridges and waterfalls for photos between courses. When guests move through the space, 400 people feels right — not crowded.

Add a Wedding Planner or Coordinator

At 300+ guests, the wedding planner ($1,795) or month-of coordinator ($1,250) add-on pays for itself in saved stress. They handle vendor coordination, timeline management, rehearsal, and day-of logistics — freeing you to actually enjoy your wedding.

Don't Forget Valet

For any wedding over 120 guests, valet parking is required. For 300+, it’s the single thing that keeps guest arrival from becoming a traffic jam. It’s included as an add-on and handled by our team — no outside valet vendor needed.

Planning a Large Quinceañera Instead?

Large-guest-count events aren’t just for weddings. Many Latin families celebrate quinceañeras at 250-400 guests — often larger than weddings. If you’re planning a big quince, The Barn 305 handles those beautifully too.

See our dedicated Large Quinceañera Venue page for details on how we scale our packages, traditions, and timeline for grand quince celebrations.

Frequently Asked Questions from Homestead Residents

What's the maximum guest list at The Barn 305?

The Barn 305 can accommodate up to approximately 400 guests across our combined indoor and outdoor spaces. Exact capacity depends on your event layout — whether you’re doing an indoor reception, outdoor reception, or a combination.

Can you really handle 300-400 guests comfortably?

Yes. Our property is designed around large celebrations. Between the air-conditioned indoor reception hall, covered outdoor cocktail area, multiple ceremony spaces, and 200,000+ sq ft of parking, we routinely host weddings and quinceañeras in this range. Our in-house catering, staffing, and coordination scale to match.

Is parking a problem for a 300+ guest setting?

No. We have over 200,000 square feet of on-site parking, and valet service is required for events over 120 guests to keep arrival smooth. There are no off-site lots or shuttles required.

Do you charge extra for large weddings?

Pricing is tied to guest count (scales up cleanly to 300 guests per our package table; over 300 is custom-quoted). For weddings with more than 100 guests, a $15/additional guest service fee applies. We provide transparent quotes with everything broken out.

Can the indoor reception hall actually fit 400 guests?

The indoor reception hall is one part of the property — for 400-guest weddings, most couples use the indoor hall for dinner and dancing while using covered outdoor areas for ceremony and cocktail hour. This distributes the crowd across the property and keeps every space comfortable. Your coordinator will design a layout that fits your guest count.

How much is a 300-guest wedding at The Barn 305?

The 300-guest all-inclusive package starts at $28,450 (+ 7% tax + 18% service fee). That includes venue, catering, cake, service staff, tableware, linens, and use of the property. Add-ons like DJ, photography, floral, and bar are priced separately.

What's the discount for a Monday-Friday wedding?

$1,000 off any package for weddings held Monday through Friday, plus an additional $1,500 off for June-August weddings (excluding Saturdays). For a large wedding on a weekday in summer, that’s a combined $2,500 off.

Do you offer custom quotes for 400+ guest weddings?

Yes. Any event with more than 300 guests is quoted custom based on your specific needs. Contact our team or call (305) 326-3450 to start the conversation.

How far in advance should we book a large wedding?

For large weddings (200+ guests), we recommend booking 12-18 months in advance. Peak Saturdays in the fall and spring book out fastest. Weekday and summer dates often have more availability and better pricing.
