Transparent Pricing. Zero Surprises.

Transparent Pricing for Weddings, Quinces & Sweet 16s

THE BARN 305

The Barn 305

The Barn 305 publishes all-inclusive pricing for every event type we host — weddings, quinceañeras, sweet 16s, and corporate events. Every package bundles the venue, in-house catering, full bar, music coordination, decor support, and on-site event management into a single transparent price. No hidden fees, no à la carte stacking, no surprise invoices at the end.

This page is the comparison view across all four event formats. Below you'll find a snapshot of pricing by event type, what's always included in every package, what's not bundled, and how our pricing compares to other Miami venues. Click through to any event type for full tier details and add-on options.

Why Our Pricing Is All-Inclusive

Most Miami event venues sell pricing à la carte. Venue rental is one number. Catering minimum is another. Bar is another. Rentals — chairs, linens, glassware, china — get added on. Coordinators, cleanup fees, and overtime stack at the end. By the time you have a real total, you've collected six quotes from six vendors and the math is invisible.

All-inclusive flips that. One per-guest or flat-rate price covers venue, catering, bar, music, decor coordination, setup, breakdown, and on-site event management. The number you see is the number you pay (taxes and gratuity aside). This matters for two reasons. First, it lets you compare venues honestly — Miami's wedding venue market has prices ranging from $5,000 rental-only properties to $50,000 all-inclusive estates, and you can't compare those without a common denominator. Second, it eliminates the surprise. Every couple who's planned a wedding has a story about a vendor invoice they didn't see coming. All-inclusive pricing kills that pattern.

Pricing by Event Type

Each event type at The Barn 305 has its own pricing page with full tier details. Here's the snapshot view to help you find the right starting point.

  • Weddings. Tiered pricing based on guest count and package level. Includes venue, in-house catering, full bar, music coordination, decor support, on-site management, and use of the entire 10-acre estate. Weekday and off-peak season discounts available.
  • Quinceañeras. Tiered pricing similar to weddings but optimized for quince-specific needs (court entrance space, choreographed dance flow, family seating). All-inclusive packages include the same core services as weddings, plus quince-specific coordination.
  • Sweet 16s. Pricing built around the typical sweet 16 format — friend-driven, party-focused, with shorter event timelines than weddings or quinces. Includes venue, catering, bar (non-alcoholic options for under-21 guests), DJ coordination, and decor.
  • Corporate events. Custom pricing based on event format (full day, half day, evening, multi-day). Includes venue, catering, bar, AV setup, breakouts, and event coordination.

What's Always Included

Whatever event type you book, every all-inclusive package at The Barn 305 includes the same core service stack. This is the value floor — the line items that would each cost a separate vendor if you booked á la carte.

  • The full 10-acre estate for ceremony, cocktail, and reception use — gardens, waterfalls, koi pond, indoor reception hall, outdoor lawns, private bridal suite
  • In-house catering with a custom menu built for your event — appetizers, plated or buffet dinner, dessert, and late-night snacks
  • Full bar service with licensed bartenders, full liquor selection, beer, wine, signature cocktails, and non-alcoholic options
  • Music coordination with DJ, sound system, ceremony audio, and reception lighting
  • Decor and floral coordination — centerpieces, ceremony decor, lighting, candles, and design support across the property
  • On-site event manager running the timeline from setup through breakdown — coordinating vendors, cueing the ceremony, managing the reception flow
  • Setup and breakdown — you arrive at a finished venue and leave at the end of the night with nothing to clean up
  • Tables, chairs, linens, glassware, and place settings for every guest
  • Use of the bridal suite for hair, makeup, and getting-ready time
  • Free parking on-property for all guests

This is the standard package across every event type. Tier upgrades add premium menu items, extended hours, additional bar tiers, horse-drawn carriage rides, and decor enhancements.

Wedding Pricing & Packages

Wedding packages are tiered by guest count and inclusion level — from intimate gatherings of 50 to full celebrations of 250+ guests. Pricing is per guest, with multiple package tiers that add premium menu options, extended bar service, and decor upgrades. The full pricing breakdown lives on the dedicated wedding venue pricing page, with tier-by-tier detail and add-on options.

For couples who want everything bundled with no surprise add-ons, the deeper detail on all-inclusive wedding packages in Miami-Dade walks through what each tier includes and which package fits which type of celebration.

Quinceañera & Sweet 16 Pricing

Quinceañeras and sweet 16s share a similar package structure at The Barn 305 — both are coming-of-age celebrations with court entrances, choreographed moments, and a strong photo focus. The combined pricing details are on the all-inclusive Miami quinceañera and sweet 16 package page, including tier breakdowns and what each package includes.

Sweet 16 Pricing & Packages

For families specifically planning a sweet 16, the dedicated Sweet 16 prices page shows the package tiers tailored to sweet 16 timelines, friend-group sizes, and the music and lighting setup that makes a sweet 16 feel different from a wedding or quince.

Corporate Event Pricing

Corporate event pricing is custom-quoted based on format, length, and group size. Common configurations include team retreats, leadership offsites, holiday parties, milestone celebrations, and product launches. Full details on event format options and what's included are on the corporate events at The Barn 305 page.

Add-Ons & Items Not Bundled

Honesty about what isn't bundled is part of why couples trust transparent pricing. The line items below are the most common things people add on top of an all-inclusive package.

  • Photography and videography — most couples bring their own photographer; we have preferred-vendor recommendations
  • Officiant — bring your own officiant or we can connect you with local options
  • Specialty rentals — items beyond the standard package (custom lounge furniture, premium tents, pyrotechnics)
  • Hotel accommodations — block bookings at nearby hotels; we recommend partners
  • Service charge and tax — Florida sales tax and standard 22% service charge apply on top of package price
  • Overtime — if your event runs past contracted hours, an hourly overtime rate applies

Every quote we send breaks these out clearly so there are no surprises. The total you sign for is the total you pay.

Booking, Deposits & Payment Plans

The booking process is built around standard wedding-industry timing.

Initial deposit at signing secures your date and locks the package price. Most couples book 9 to 18 months in advance for popular Saturday dates; off-peak and weekday dates have shorter lead times.

Payment plan spreads the remaining balance across milestone payments leading up to the event date. We can build custom payment schedules to fit family budgets.

Final headcount and menu confirmation 30 days before the event. Final payment 14 days before.

Date holds — we'll hold a tentative date for 14 days while you tour and decide.

How Our Pricing Compares

Miami's wedding and event venue market spans a wide range. Hotel ballrooms in downtown Miami often quote $25,000+ for catering minimum alone before venue rental. Beach venues add tent and rental costs that can stack to $40,000+. Backyard or warehouse rentals start cheap but require coordinating 8 to 12 separate vendors, which adds both cost and stress on the planning side.

The Barn 305 sits in the all-inclusive premium tier — comparable to other full-service Miami estates, with the differentiator being the 10-acre private setting, on-property horse-drawn carriage, waterfall ceremony locations, and 943+ five-star Google reviews from couples and families who have celebrated here. We're not the cheapest option in Miami. We are typically the most transparent, with everything bundled and quoted upfront, and the only venue in Miami-Dade with this exact combination of features in a single all-inclusive price.

Pricing FAQs

Are taxes and service charges included in the published price?

No — published prices are the package base. Florida sales tax and a standard 22% service charge are added at the quote stage, broken out clearly on the proposal.

Can we customize a package or build something completely custom?

Yes. The published package tiers are the most common configurations, but every event gets a custom proposal that can swap menu items, adjust bar service, add or remove decor, or build a fully custom format.

Do you offer payment plans?

Yes. After the initial deposit, the remaining balance is split across milestone payments leading up to the event. We can build custom payment schedules.

What's the deposit to secure a date?

The initial deposit varies by event type and package tier. It’s typically 25 to 30 percent of the total package price, paid at contract signing. We hold tentative dates for 14 days while you decide.

Are there off-peak or weekday discounts?

Yes. Friday, Sunday, and weekday dates have meaningful discounts compared to Saturday peak rates. Off-season months (June through August) also have lower pricing across the board.

What if my guest count changes after booking?

Final headcount confirms 30 days before the event. Increases above your contracted count add per-guest charges; decreases within the contracted minimum don’t reduce the package price.

Is the venue exclusive to one event per day?

Yes. Every booking gets the full 10-acre estate exclusively for the day. We do not run multiple events simultaneously.
